Buying a Home in Provo, Utah: A Local Buyer's Agent's Guide

by Dan VanSweden

Provo is home to BYU, where I earned my degree in Urban and Rural City Planning, and it's one of the most varied housing markets in Utah County. I'm Dan VanSweden, REALTOR® with VanSweden Real Estate Group at KW Westfield (Excellence). Call or text me at 801-857-5831 with any question below.

What is the Provo housing market like right now?

  • 51 homes sold in the last 30 days
  • Median sale price: $530,000
  • Average days on market: 61
  • Homes sold for 98.7% of list price on average
  • 278 homes for sale now (5.5 months of inventory)

All home types. Based on Wasatch Front Regional MLS (UtahRealEstate.com) data, Sep 26 – Oct 25, 2026.

Do you have any Provo homes for sale right now?

Yes — a 4-bed, 2-bath rambler on a corner lot at 1090 E 460 S, listed at $439,900 (as of Oct 27, 2026). Call or text me to see it.

Who is a good buyer's agent in Provo?

Look for an agent who understands Provo's different neighborhoods, zoning and rental rules, and who negotiates hard for you. Our team has helped families buy and sell 250+ homes and more than $100M in real estate across Utah County, and I'm recognized as a Utah Top 250 Realtor.

What should I know about zoning and rentals in Provo?

Provo's rules on rentals, accessory apartments and how many unrelated people can live in a home vary by neighborhood. That matters whether you want a basement apartment, an investment property or a quiet street. My city planning background helps me check those details before you make an offer, and I'll point you to the city to confirm them.

Is new construction a good option in Provo?

It can be. Builders often offer incentives like rate buydowns or closing-cost credits, and those change from month to month. I track builder incentives along the Wasatch Front and bring my builder background (my dad is a general contractor) to walkthroughs, so you know what's standard, what's an upgrade, and what to have inspected before closing. Bring your own agent on your first visit to a new-home community. Some builders won't let an agent represent you if you register without one.

Can I get help with my down payment?

Possibly. Utah has down payment assistance programs, including loans through Utah Housing Corporation, plus some local and employer programs. Eligibility depends on income, price and loan type, so I'll connect you with a trusted local lender to see what you qualify for before we start touring.

What does a buyer's agent cost?

Before we tour homes, Utah buyers sign a written agreement with their agent that spells out the services and compensation. Compensation is always negotiable, and in many deals the seller helps cover it as part of the offer. I'll explain your options clearly before you sign anything.

What homes have you sold in Provo?

  • 215 S 2530 W — Jul 2022 (represented the seller)
