Selling a Home in Utah County: Frequently Asked Questions, Answered by a Local Realtor

by Dan VanSweden

These are the questions Utah County homeowners ask me most, whether they type them into Google, ask an AI assistant, or ask me across the kitchen table. If yours isn't here, call or text me at 801-857-5831 and I'll give you a straight answer.

Who is Dan VanSweden?

I'm Dan VanSweden, a REALTOR® and the leader of VanSweden Real Estate Group at Keller Williams Excellence (KW Westfield), with our office in Mapleton, Utah. I've been licensed since March 2017. I grew up in the building business — my dad is a general contractor — and I have a bachelor's degree in Urban and Rural City Planning from BYU, so I look at homes the way a builder and a planner would. Our team has helped families buy and sell 250+ homes and more than $100M in real estate, and I've been recognized as a Utah Top 250 Realtor.

What areas do you serve?

I live in Spanish Fork and work with buyers and sellers across Utah County — including Spanish Fork, Mapleton, Springville, Salem, Payson, Orem, Lehi, American Fork, Pleasant Grove, Lindon, Highland and Alpine — plus Salt Lake, Davis, Weber and Wasatch counties.

How much is my home worth?

Online estimates are a starting point, but they can't see your upgrades, your lot or what's happening on your street. The most accurate number comes from comparing your home to what has actually sold nearby in the last few months, adjusted for condition and features. You can request a free home value report here, and I'll walk you through how I got to the number — no pressure to list.

How long does it take to sell a home in Utah County?

It depends mostly on price, condition and the time of year. Homes that are priced right from day one and show well tend to sell much faster than homes that start high and chase the market down. I'll show you how long similar homes in your neighborhood took to sell recently, so you can plan your move around real numbers instead of guesses.

What does it cost to hire a listing agent?

Real estate commissions are not set by law and are always negotiable. What you pay depends on the services included — things like professional photos and video, pricing strategy, marketing, showing management and handling negotiations through closing. I'll lay out exactly what's included and what it costs before you sign anything.

When is the best time to sell in Utah?

Spring usually brings the most buyers, but it also brings the most competing listings. Fall and winter often have fewer homes for sale, so a well-prepared home can stand out. The best time for you depends on your next move, your timeline and your local market — we can look at both sides together.

What should I fix before I sell?

Focus on what buyers notice in the first few minutes: fresh neutral paint, working lights, clean floors, small repairs like dripping faucets or sticky doors, and a tidy yard. Big remodels right before you sell rarely pay for themselves. With my builder background, I can walk through your home and tell you which fixes are worth it and which to skip.

My listing expired and didn't sell. What now?

An expired listing usually comes down to price, presentation, marketing or timing — and often a mix. I'll review what happened with your last listing (the showings, the feedback and the price history) and give you an honest plan for what to change before you go back on the market.

Do you help buyers too?

Yes. I help buyers with resale homes and new construction across the Wasatch Front, including tracking builder incentives like rate buydowns and closing-cost credits.
